Document Description
The upgrade and expansion of an existing, approximately 8,400 sf theater in a one-story with mezzanine commercial building on a 16,875 sf site in the C2-1 Zone. The project would convert the existing lobby to a bar, lounge and restaurant, and existing lobby to a bar, lounge and restaurant, and existing office space to an additional performance space and bar. The gross occupancy would change from 106 to 616 persons. The project also seeks to upgrade the existing beer and wine license to permit the sale and dispensing of a full line of alcoholic beverages for on-site consumption. The upgraded facility will have 99 to 150 indoor seats, and 20 outdoor seats. Hours of operation would be from 9:00 am to 2:00 am, daily, with alcoholic beverage sales from 4:00 pm to 1:30 am, Monday through Friday, and 2:00 pm to 1:30 am, Saturday and Sunday. There are 16 on-site parking spaces, and the facility will provide 85 addition off-site spaces on two nearby properties. Requested entitlements include conditional use approval for the sale of a full line of alcoholic beverages for on-site consumption with live entertainment within the expanded theater, and a variance from LAMC Section 12.26-E, 5 to permit the off-site parking spaces to be secured by lease agreements in lieu of a covenant as otherwise required.
