Document Description
The applicant is requesting multiple entitlements, consisting of the following: - An amendment to the General Plan to change the land use designation of parcel 115-0150-0064 from HDR to Commercial. - A Rezone to change parcel 115-0150-064 from a zoning of RD-20 to a zoning of General Commercial and to change parcel 115-0150-067 from a zoning of LC to General Commercial. - A Tentative Parcel Map to subdivide the two properties into five parcels. - A Conditional Use Permit to allow the operation of a drive-through restaurant and service station. - A Design Review for the construction of an 1,800 sf office building located along Sheldon Road; eight fuel dispensers under a canopy adjacent to Sheldon Road; a 13,409 sf building composed of a fast food restaurant with a drive-through located to the east, a convenience store, deli shop, a wine/liquor shop, and a yogurt shop; a 3,061 sf car wash; a 4,580 sf restaurant; a 4,580 sf building with a drive-through lane located on the northern border of the project site; and on-site signage. The IS assumes compliance with all applicable state, federal, and local codes and regulations including, but not limited to, City of Elk Grove Improvement Standards, the CA Building Code, the Sacramento County Water Agency Code, the Guidance Manual of On-site Storm Water Quality Control Measures, the State Health and Safety Code, and the State Public Resources Code.
