A Vesting Tentative Tract Map to allow 15 single family dwellings on 15 Small-lots, on an existing 26,592 sq. ft. parcel in the R3-1-O Zone; and as a related case, a Zoning Administrator's Adjustment (ZAA) is requested to allow construction prior to recordation of the Final Tract Map, which requires the following: a ZAA request to allow a 0-ft. front yard setback in lieu of the 15-ft. required; a ZAA to allow a 0-ft. rear yard setback in lieu of the 15-ft. required; a ZAA to allow a 0-ft. side yard setback in lieu of the 5-ft. required; a ZAA to allow 0-ft. in lieu of 10-ft. required between buildings; a ZAA to allow zero sq. ft. of open space for 6 or more dwelling units in lieu of 175 sq. ft. of open space per dwelling units required; a ZAA to allow a maximum 8-ft. high wall in the front yard setback (adjacent to Stadium Way and Cornel St.) in lieu of the maximum 3.5-ft wall height permitted.
