The northerly portion of each parcel is in the Rural Land III (1 dwelling unit per 2 acres) category and the remainder is in the Mountain Land (1 dwelling unit/20 acres) category of the Malibu Local Coastal Plan.

Document Description
Two new single family residences on contiguous parcels, including a two-story, 6,918 sf single family residences with attached 629 sf three car garage and 390 sf basement on the east parcel (25066 Mulholland Highway, APN 4455-018-028) and a two story 5,005 sf single family residence with attached 640 sf three-car garage on the west parcel. The east parcel is owned by Dr. Edward Betz and the west parcel is owned by Gayle L. Pepper. Proposed grading includes 980 cubic yards of cut and 980 cubic yards of fill for the east parcel. Estimated import is 100 cubic yards for the east parcel. Proposed grading for the west parcel includes 1,050 cubic yards of cut and 950 cubic yards of fill, plus 400 cubic yards of over excavation/alluvial removal and compaction. The total project area is 4.44 acres on two parcels located within an unincorporated area near Calabasas in the coastal zone. A septic system is proposed for sewage disposal on each parcel and water will be from the Las Virgenes Municipal Water District.
