Document Description
Alternative 1 would be constructed on 3.79 acres and proposes a mixed use project including 197 apartments in one, two and three bedroom floor plans ranging in area from 700 square feet to 1,300 square feet. The project provides a 7-level parking structure in a "wrap" configuration. The project also includes 4,000 square feet of retail/commercial space. The building architecture reflects a Craftsman theme with balconies, and wood rafter, trellis and window detailing.
Alternative 2 proposes to increase the number of dwelling units to approximately 260 apartments. Parking and open space amenities would be increased to serve the additional units. The applicant has revised the access onto Glendora Avenue, moving it northward adjacent to the rail road right of way. The first version of the project Alternative 2 provided by the applicant shows the Glendora entrance would be restricted to light in, right/left-out.
In addition to the demolition identified for Alternative 1, Alternative 2 (and Alterative 2A) would require demolition of all structures on the three properties at 512, 518 and 526 South Glendora Avenue or approximately 5,011 square feet of additional demolition.
