Removal of the existing surface parking lot and construction of seven-story, 80-feet tall building (with architectural features up to 93-feet), which would include 190 dwelling units on the upper levels, and 213 parking spaces located on the ground level and within two underground levels. The ground floor of the proposed project would be developed either with up to 10 live-work units, for a total of 200 units, or up to 12,432 square-feet of commercial retail/restaurant use. The residential entrance to the project would be on Figueroa Street. Vehicular access to parking areas would be provided from the alley (Lebanon Street). Project amenities would include residential lobby and lounge, pool and desks, roof deck and recreation rooms. The following approvals may be included as part of the project: (1) Site Plan Review; (2) Transfer of Floor Area less than 50,000 square-feet; (3) Vesting Tentative Tract Map for up to 200 condominium units and six commercial condominium units; (4) Demolition Permit; and, (5) Grading/Building Permits.
