Document Description
The proposed project consist of a new high-cube warehouse development consisting of two buildings totaling approximately 1,463,887 sf on approximately 68.48 acres, with another 10.7 acres left undeveloped for a future Commercial development fronting Ramona Expressway and another 9.6 acres left undeveloped for the future Ramona Expressway on-ramp at Interstate 215 as shown on Alternative 9 of the Mid-County Parkway project. A Development Plan Review application is required for the site layout and architectural approval. Two Tentative Parcel Map applications are required to create five (5) parcels to facilitate the proposed industrial development. A Street Vacation application is required to eliminate improved Patterson Avenue from unimproved Perry Street to Ramona Expressway and to eliminate unimproved Perry Street within the project site. The Specific Plan Amendment (SPA) involves four requests: 1) Change the land use designation of approximately 49 acres from "Commercial" to "Light Industrial" and another 20 acres from "Business Professional Office" to "Light Industrial"; 2) Designate Patterson Avenue a Major Collector (78-ft r-o-w) north of the project site, 3) Eliminate improved Patterson Avenue from unimproved Perry Street to Ramona Expressway from the Circulation Plan of the Specific Plan; and 4) Eliminate unimproved Perry Street within the project site from the Circulation Plan of the Specific Plan.
