Document Description
The proposed project would involve demoliton of the existing 20,500 square foot building and surface parking lot and construction of 77 student-oriented rental apartment units (70 market-rare units and 7 very-low income units) in a five-story building (a maximum of 54 feet tall, plus 2-foot-tall hedges). The building would be divided into 18 distinct volumes intended to resemble separate buildings. A common area of approximately 1,000 square feet would be located on the ground floor. The proposed project would also provide approximately 8,900 square feet of common open space on-site. The total building area would be about 71,870 square feet. The proposed project also included 4 to 10 spaces for shared vehicles in a small ground-level garage. The project would require the following discretionary approvals: Use Permits for demolition and construction and waivers/reduction of development standards and incentives/concessions related to State Density Bonus Law (Govt. Code Section 65915(e) (d)).
