The applicant is proposing to demolish the existing vacant one-story restaurant, two-story Scott Valley Bank and associated kiosk, and surface parking lot to construct two 6-story mixed-use buildings consisting of 141 apartment units, approximately 18,250 sf of ground-floor retail space fronting both N. CA Boulevard and Bonanza Street, and 210 on-site parking spaces. Twenty eight off-street surface parking spaces would be provided for retail/visitor use, and 182 parking spaces would be provided in an underground parking garage for the residents. The development would consist of studios, one-bedroom, and two-bedroom units ranging between approximately 475 and 1,366 sf in size. Site amenities include a public "pocket park" along Locust Street, fitness center conference rooms, and various courtyards and terraces.
