Document Description
A Zone Variance to permit: 1) one additional dwelling unit in addition to a legal nonconforming duplex in the R1 Zone; 2) one uncovered parking space for the additional dwelling unit in lieu of the two covered parking spaces otherwise required; 3) one compact parking space for the additional dwelling unit in lieu of the two standard parking spaces otherwise required; 4) parking where vehicles back out onto a public street on a lot serving more than two dwelling units as otherwise prohibited; 5) parking in the required front yard as otherwise prohibited; a Zoning Administrators Adjustment to permit a reduced passageway of 2-feet 11-inches in lieu of the 12-feet required by the Code; a Zoning Administrators Determination to permit three existing retaining walls in lieu of the two retaining walls otherwise allowed; and a Zoning Administrators Determination to permit one existing 44-inch high retaining wall in the front yard in lieu of the 42-inches otherwise permitted; all in conjunction with the legalization of a third unit on a lot in the R1-1 Zone.
