Document Description
The project includes the construction of a 6-story, 80' tall building with 53 residential dwelling units that include 52 units for low income households, a managers unit, 54 parking spaces, & a total of approx. 62,566 sf of floor space. In consideration of providing 52 affordable units, the applicant seeks the following Affordable Housing Incentives & Density Bonus Determinations: an increase in the Floor Area Ratio (FAR) to 3.0:1 in lieu of 1.5:1 otherwise permitted, & a 20% reduction of 1 required side yard setback of 7.34 ft in lieu of 9-ft. otherwise required. The project further requires a Site Plan Review for the development of 50 or more new dwelling units.
