Document Description
The proposed project involves tenant improvements and change of use of 2,409 sf of an existing retail market to a full service restaurant, on an approximately 16,060 sf lot within the C2-1VL Zone. As part of the requests, the applicant seeking a CUP to: (1) allow the sale and dispensing of beer and wine (Type 41) for on-site consumption, in conjunction with a proposed 2,409 sf full service restaurant, with a 445 sf outdoor dining area accommodating a total of 121 patrons (85 interior dining seats and 36 exterior dining seats), with hours of operation/alcohol sales from 11:00 a.m. to 11:00 p.m., daily; and (2) to permit deviations from the Commercial Corner/Mini Shopping Center Development provisions to allow tandem parking for 25 parking spaces serviced with a parking attendant, and a Variance to permit zero on-site parking spaces in lieu of the 25 on-site parking spaces required for the 2,409 sf restaurant the C2-1VL Zone.
