Document Description
The applicant is requesting an approval to rezone the eastern 3.3 acres of their 10.08-acre property from the Rural Residential (R-R) zone to the Highway Commercial combined with Design Review (C-H-DR) zone district. In conjunction with the Zone Amendment, the applicant is requesting a Use Permit for a commercial project located on the 10.08-acre property consisting of the development of four buildings (35,600 sf total) to be used as follows: restaurant (5,000 sf) with 96 indoor and 56 outdoor seating, deli (1500 sf) with 20 indoor and 40 outdoor seating; and wine tasting/sales activities consisting of public retail space (12,000 sf), warehouse/storage (16,600 sf), Common Space (500 sf), and a vineyard for aesthetic, demonstration and educational purposes. Water for this project is to be provided by the Mountain Gate Community Services District. Sewage disposal will be accommodated through on-site septic treatment systems.
