The project is construction of a 31-unit (including manager's quarters) affordable housing complex for senior citizens. The 29,328 sf, three story building will include a community room and laundry facilities on each floor. Associated improvements include parking, landscaping, and curb, gutter and sidewalk, and off-site drainage improvements. A drainage plan was prepared by Willdan Engineering in December 2008 and provides a plan to remove existing informal drainage from properties downstream and formalize it by placing it in underground drains located in existing right-of-way. The subject property is an infill lot in an urbanized area of the City. Sewer, water, electric and natural gas infrastructure exists adjacent to the site.
