A General Plan amendment from LDR (Low Density Residential) to COM designation and a rezone from ER District to C-M PD (Commercial-Industrial Planned Development Combining) District and design review for a mini-storage, office, and manager's residence on a 2.35-acre parcel. The PD will limit the use on the property to a mini storage facility (including an office). Also, as part of the PD the applicant is requesting a modification of the setbacks to result in a zero lot line along the north and east property lines.
The office is proposed to be re-located from the current adjacent mini-storage site to the 2.35-acre parcel. As a result, a Planned Development amendment to replace the existing mini-storage office with new storage units is also proposed for parcel 26-080-041 and analyzed in this document.
