Tentative Tract Map (TTM) 10-17-5101 is commonly referred to as Amendment #2 to Tentative Tract Map (TTM) 17300 approved by the City Council on Nov. 5, 2013. Amendment #2 pertains to the Portola Center Northeast development area. the map amendment accomplishes the following: 1) Moves the project entrance northerly and increases the stacking distance between the project entry gate and Glenn Ranch Road; 2) relocates the .52-acre private park to be more centrally located; 3) Realigns the lotting along Viejo Ridge Drive; 4) Realigns the lotting along Highland Oak Drive/Whiting Ridge Drive Cul-de-sac; 5) Allows for a 3-foot increase in some pad elevations, and a height increase in some MSE walls; 6) Adds a perimeter wall adjacent to the 8-foot sidewalk on the south side of Saddleback Ranch Road so that the streetscape mimics that on the north side of Saddleback Ranch Road and 7) Changes the lot orientation on a couple of streets resulting in a slight change in view from homes located along Malabar Road. The amendment does not increase the number of lots originally approved or substantially change the tract lay-out from that approved in 2013.
