Document Description
The proposed project includes two related actions. First, the City of Mission Viejo proposes to create a Sphere of Influence that includes approximately 40 acres of land. The properties included in the Sphere of Influence include the following: APN Nos. 856-061-30, 856-061-40, and 856-061-41. In conjunction with the proposed boundary change, the City of Mission Viejo proposes to amend its General Plan and Zoning Code to establish land use designations and pre-annexation zoning for the above described parcels. The City of Mission Viejo proposes to designate approximately 11.8 acres (APN Nos. 856-061-06, 856-061-21, 856-061-30, 40, 41) as Open Space. In addition, two parcels designated Open Space (APN Nos. 856-061-21 and 41) will also have an Estate Residential Overlay. The remaining approximately 28.5 acres (APN Nos. 856-061-15, 17, 31, 33) are proposed to be designated Residential Planned Development RPD 3.5. Exhibit 2 shows the proposed pre-annexation zoning designations.
