SDP, NDP, Map Waiver, and Planned Development Permit to subdivide a 6.6-acre property into two lots of 2.3 acres and 4.3 acres, and develop a research and development office park on the latter. The northernmost 2.3 acre lot is already developed with offices/light industrial uses (Scripps Park West - Phase I). The proposed project would construct three, two-story buildings that would be used for research and development, intermixed with office space, with a total gross sf 53,200 sf. Off-site grading, revegetation/landscaping, and brush management would occur within a 0.6 acre Caltrans right-of-way (ROW) area to the east, and a 0.4 acre City right-of-way area for Kearny Mesa Road at the southeast corner of the property. The project site is located at 9681 Via Excelencia (APN: 341-230-10; Lot 2 per Tentative Map Waiver No. 597879) in the Mira Mesa Community Plan Area of the City of San Diego. The site is zoned Industrial Park (IP-2-1) and is located in the Airport Influence Area (MCAS Miramar), Airport Environs Overlay 60 CNEL, and FAA Part 77 Notification Area zones; and the Residential Tandem Parking Overlay Zone.
