Document Description
The proposed project involves the request to permit the addition of 863 sf of retail space within an existing three-story mixed-use building at 1319 Abbot Kinney Boulevard. The City issued an order to comply dated April 10, 2009 indicating that the addition is existing and unpermitted. The existing mixed-use building consists of two stories of one dwelling unit above a ground floor of retail. The existing retail store is permitted for 1,305 sf of retail use, according to the Certificate of Occupancy, and contains an additional 863 sf of unpermitted retail use added to the rear of the ground floor. According to plans submitted by the applicant, the unpermitted 863 sf retail addition is accessed from both within the store and from behind the building. Two parking spaces exist for the dwelling unit's parking requirement, and are accessed from the alley, Irving Tabor Court.
