Pursuant to Section 12.24-X,28 of the Los Angeles Municipal Code, Zoning Administrator's Determinations 1) to allow for 0 foot front yard in lieu of the 14 feet otherwise required by Section 12.21-C, 10(a), and; 2) to allow for a 5 foot rear yard in lieu of the 15 feet otherwise required by Section 12.21-C, 10(a); and 3) pursuant to Section 12.20.2 of the Code, a Coastal Development Permit to allow for anew, 1,071 sf single family dwelling with a 587 sf recreation room and 352 sf attached garage in the dual jurisdiction area of the coastal zone.
