A Preliminary Parcel Map for a Small Lot subdivision to create two parcels: Parcel A & B respectively. Parcel A consisting of 2,232 sf & Parcel B consisting of 2,500 sf in the RD1.5-1VL Zone. Also the following adjustment: 1) to permit the lot area of approx. 4,541 sf in lieu of the required 5,000 sf; 2) Parcel A & B to have front yard setbacks of 5-ft in lieu of the required 15-ft.; 3) Parcel A to have a northerly side yard of 5-ft. in lieu of the required 6-ft., a southerly side yard of 2-inches in lieu of the required 6-ft.; 4) Parcel B to have a northerly side yard of 2-inches in lieu of the required 6-ft., a southerly side yard of 5-ft in lieu of the required 6-ft.; 5) to permit a 4-inch separation between the dwellings in lieu of the required 10 ft.
