Document Description
The project is the proposed development of a 3,000 s.f. convenience store, 2,000 s.f. foot quick service restaurant, six-pump retail gas station, and drive-through carwash of 1.31 acres of vacant commercial (C-2) property adjacent to and southwest of the South Weed/I-5 interchange in Weed, CA. Appurtenant signage would be developed on-site and would include two freestanding signs, one 25 feet tall and one 75 feet tall. In support of the physical development of a gas station and car wash, approval of a use permit will be necessary. The project site would include two points of ingress/egress; one from Vista Drive and another from a proposed extension of South Weed Boulevard. Although only sufficient roadway would be constructed as needed to serve the project (less than 300 feet), the City's General Plan indicates this roadway will eventually be extended approximately 700 feet to the southeast within an existing City-owned right-of-way. The project would be served by City water and sewer, with connections to existing City service lines made near the intersection of Vista Drive and South Weed Boulevard. As proposed, the convenience store, gas station, and car wash would operate 24 hours per day. The restaurant may as well; however, hours of operation are currently unknown due to lack of a tenant at this time.
