Division of 102 acres into four parcels plus a remainder (Parcel No. 1 - 59.28 acres, Parcel No. 2 - 5.71 acres, Parcel No. 3 - 5.15 acres, Parcel No. 4 - 15.66 acres and remainder -16acres). The three potential additional residences following the land division may impact the following - Biological - Salt Creek, large oak trees, birds and the Federally threatened valley elderberry longhorn beetle. A Botanical Survey was conducted and mitigation measures have been agreed to by the applicant. Cultural - Native American pit houses on the site. An Archaeological Survey was conducted and mitigation measures have been agreed to by the applicant. The applicant requested exceptions from County Subdivision Ordinance Section 7-01-1325 regarding lot shape and from Section 7-01-1280 regarding cul-de-sac length. Environmental Health Services Department has requested that the applicant submit a water test for the existing active well before the parcel map is recorded.
