Document Description
Demolition of 14 structures, approx. 16,179 s.f., consisting of residential (single and multi-family) buildings located on 9 parcels and approx. 22,750 cubic yards of dirt would be exported from the site. New construction for the proposed project consists of the development of a 3-story, 56-ft. high building with 103 dwelling units that include up to 9 affordable units and 144 parking spaces, totaling approx. 106,869 s.f. of floor space. In consideration of providing 9 affordable units, the applicant seeks the following Affordable Housing Incentives and Density Bonus Determinations: a maximum height of 56-ft. in lieu of the 45-ft. otherwise permitted, a reduction in the front yard setback of 12-ft. in lieu of the 15-ft. otherwise permitted. The project further requires a Site Plan Review for the development of 50 or more new dwelling units.
