Document Description
The Applicant proposes a General Plan Amendment/Zone Change for the west half of APN 0622-291-15, a Lot Line Adjustment between APNs 0622-291-14 and 15 and a CUP for development of 240 apartment units on a forty (40) acres site. The north property, APN 0622-291-14 (20 acres), is currently zoned Multi-Family Residential 5m, APN 0622-291-15 possesses a split zoning of General Commercial (CG) on the west and Rural Living 1 DU/2.5 acres on the east. The GPA/ZC proposes to change the General Commercial portion of the lot to RM, consistent with the adjoining site. Access to the site is proposed through a "driveway" from Condor Road. The site plan indicates a total of forty-five (45) buildings comprised of two-hundred forty (240) dwelling units, twenty-four (24) of which are proposed as four-bedroom units, one-hundred fifty (150) three-bedroom units and sixty-six (66) two bedroom units. Also included in the gated community is a Community Center with banquet hall, offices, exercise area, pool, Jacuzzi, tennis court, basketball court, tot lots and open space.
