Tentative Tract Map No. 71761 and a Director's Determination to permit the construction of a 25-unit condominium project on a 14,741 net s.f. site (including 1/2 the alley) in the R3-1 Zone with 50 parking spaces. The maximum permitted density on this site is 18 units. Pursuant to the Los Angeles Municipal Code Section 12.22, the applicant is utilizing a 35% density bonus to provide 7 additional units, of which two dwelling units will be set aside for Very Low Income households. The applicant is using two on-menu incentives: a 35% increase of Floor Area Ratio resulting in a maximum of 42,829 s.f. and a 20% increase in height resulting in a maximum of 54 feet. Haul Route approval is also being requested to export 4,653 cubic yards of earth material.
