Document Description
Proposal to construct a 4-story 497-unit senior apartment complex on 22.46 acres with a 21,000 s.f. multi-service community center, pool, ball courts, dog park and other amenities. Apartments are 4 stories (47') with under-building parking for 410 vehicles. Open parking stalls are proposed for an additional 139 vehicles. There are 41 apartment buildings grouped into nine apartment clusters and each cluster has a covered barbeque and spa area. A meandering walking path surrounds the site. The complex will have two shuttle buses to transport the senior occupants to on-site amenities and off-site destinations. The project requires approval of a 1.) Zone Change to R-20,000-SHO (Senior Housing Overlay) to permit the increase in dwelling units from two per acre to 22.57 units per acre, 2.) Development Plan Review for site development, and 3.) Minor Adjustment (minor variance) to allow in increase in of 2.5 feet in building height and a decrease in parking ratio from 1.15 to 1.10 stalls per dwelling unit. The UC Regents are a Trustee Agency for this project due to its proximity to the Motte Rimrock Reserve.
