Document Description
Grevillea plans to develop a 62-unit affordable hosuing project on a 1.2 acre C-1 (limited commercial) zoned site in Inglewood. The project would consist of 36 two-bedroom and 26 three-bedroom units on five floors, with a maximum building height of 70 feet (there is no height restrictions under current zoning), not including stairs and mechanical lowers. Parking would be provided at 2.1:1 ratio, with 135 spaces in both surface and subterranean parking. Six handicap spaces would be provided, four standard spaces and two accessible by van. A total of 11,304 square feet (sf) of common open space would be provided in a courtyard deck. A community room of 2,461 net sf would be included. Total floor area would be 94,193 sf. The project will exceed Title 24 by 14 percent, resulting in an energy savings of 40.5 percent, and 18 percent of energy use will come from renewable energy sources. The project will also include high-efficiency and low-flow fixtures as well as drought-tolerant landscaping.
