The project site encompasses 11,250 sf, ~0.258 acre of land, and it is currently developed with four structures. The site is developed with a locally historic residence (Pearson House). The project proposes to demolish the house and develop a 4-story office building in conformance with the City's Downtown Precise Plan. The Plan's vision for downtown is to preserve the mix of buildings, the pedestrian-scaled environment, and the carefully designed public spaces that contribute to its special character. The project would provide 21,750 sf of office space and includes 932 sf of retail commercial on the ground floor. The ground floor also includes a parking garage with 17 spaces. The project plans include the integration of Pearson House materials into a monument and/or plaque/exhibit for the locally historic structure.
