The proposal is to demolish the existing 5,871 s.f., 26 beds, two and one-half bathrooms (1 four person shower, 4 toilets, 1 urinal), two-story building and replace it with 5,312 s.f., 19 beds, two and one half bathrooms (5 showers, 5 toilets, 3 urinals), two-story building. The proposed new building will be approximately 559 s.f. smaller, and seven beds less, than the existing building. The building down-size is intended to create a more compact footprint and allow for efficient use of the property, while acknowledging that rehabilitation of the existing building is financially difficult. The separate vacant parcel at 324 C Street (the southern 1/3 of the original three lots properties), will continue to be used as a recreational area.
