Document Description
The project is the demolition of 16,800 s.f. of modular office units and the construction of a 110,226 s.f. 6-story medical office building with 99 parking spaces on floors 1-3 and medical office space on floors 4-6. The White Memorial Medical Center will include a total parking area of 59,706 s.f. and a medical office area of 50,520 s.f. The applicant is requesting a Zone Variance to permit a 3.22:1 Floor Area Ratio (110,226 s.f.) in lieu of the required 1.5:1 FAR (34,251 s.f.) and to allow the loading area to be located within the existing hospital facility and a Conditional Use to allow a 75-foot building height in lieu of the Commercial Corner development standards allowing a maximum height of 45 feet. Site Plan Review is also requested.
