- Document Description
- The project is a Tentative Map to divide an 18.9-acre parcel into 5 residential lots. The project site is located on 20253 Elfin Forest Road in the San Dieguito Community Planning Area, within unincorporated San Diego County. The project was submitted on February 8, 2002 and is considered "pipelined." Therefore, the project was reviewed for compliance with the previous General Plan. The site is subject to the General Plan Regional Category (EDA) Estate Development Area, Land Use Designation (17) Estate Residential. Zoning for the site is Rural Residential (RR). The site contains existing offices, greenhouses, sheds, a warehouse, and a modular home which will remain. The site also contains an existing greenhouse and farm employee housing will be removed. Access would be provided by a private by a private road connecting to Elfin Forest Road. The project would be served by on-site septic systems and imported water from the Olivenhain Municipal Water District. No extension of sewer of water utilities will be required by the project. Earthwork will consist of cut of 2,090 cubic yards of material and fill of 4,490 cubic yards of material. The project includes the following off-site improvements: improvement of the existing private road easement, Aguilera Lane, from Elfin Forest Road to Street 'A', to a graded width of twenty-eight feet (28') and to an improved width of twenty-four feet (24') wide with asphalt concrete.
