Document Description
Request of Howard Chaloupka, landowner, to consider Case No. 08TPM-00000-00024 / TPM 14,714 [application filed on September 28, 2006] for the approval of a Tentative Parcel Map in compliance with County Code Chapter 21 in the RR-5 Zone District under the County Land Use and Development Code to subdivide 10.0-acres (gross/net) into two parcels of 5.0-acres (gross and net) each (Proposed Parcels 1 and 2). Proposed Parcel 1 would contain an existing approximately 1,935 s.f. single family dwelling, an approximately 1,200 s.f. detached shed and an above-ground swimming pool. Proposed Parcel 2 would contain an existing approximately 770 s.f. mobile home and approximately 100 s.f. shed which are both proposed to be removed. The proposed project includes building exclusionary areas which would protect onsite Coast Live Oak Woodland and Central Coastal Scrub, and prohibit structural development in areas where slopes exceed 20 percent. Access to proposed Parcel 1 would continue to be provided by an existing private driveway of approximately 300 feet in length accessed via Stillwell Road. Access to proposed Parcel 2 would be provided via a proposed driveway off of the terminus of Hamilton Lane. Water services for proposed Parcel 1 would continue to be provided via an existing onsite private water well. The applicant has purchased 1.0 acre foot per year (AFY) of State Water Project (SWP) water from the Golden State Water Company to serve proposed Parcel 2. Sanitary services for proposed Parcel 1 would be provided by an existing septic system, and a new septic system would be installed for any future single family residence constructed on proposed Parcel 2. No grading, tree or vegetation removal is proposed as a part of this project.
