Document Description
Upgrading of an existing approximately 225,000 s.f. retail shopping center, to include implementation of a new leasing plan to backfill existing vacancy and replacing underperforming tenants with higher end retailers, upscale restaurants and smaller cafe restaurants; renovating the building facade and internal pedestrian circulation; replacing the existing LA Fitness health club and two restaurants a with a new larger Equinox Health and Fitness Club; and upgrading the existing movie theatre to a state-of-the-art movie theatre with full dining service and a reduced number of seats. The applicant also seeks to terminate the existing covenant to provide 52 off-site parking spaces in conjunction with the shopping center as required pursuant to parking affidavit AFF-93-1703697 and eliminate some on-site parking spaces, to provide a total of 906 on-site parking spaces and 88 bicycle spaces, and implement a shared-parking program with an 8% reduction in required parking spaces. Requested entitlements include a Zoning Administrator's Determination to permit shared parking pursuant to Section 12.24-X,20 of the Municipal Code, and a Specific Plan Project Permit Compliance review pursuant to Section 11.5.7-C of the Municipal Code.
