Document Description
The construction of a new senior housing project on a 33,759 s.f. lot in the C2-1 Zone. The project will consist of a four-story (approximately 53 feet in height), 75,525 s.f., apartment building, with 81 senior affordable units located above one at-grade parking garage containing 43 parking spaces. The project is in request of the following entitlements: 1) Site Plan Review to promote the orderly development of the proposed 81 senior affordable units in the C2-1 Zone; and 2) A Density Bonus incentive to permit 75,525 s.f. of floor area, equally a Floor Area Ratio (FAR) of 2.24:1 in lieu of the 1.5:1 (FAR) permitted in the C2-1 Zone, where a 3:1 FAR is allowed for density bonus projects in Height District 1 when fronting on a major highway and when located within 1,500 feet of a transit stop.
