Document Description
The project involves the division of two parcels composing ~36.8 acres into seven parcels and incorporation of a Density Overlay Combining District (D-Overlay) to the base zoning, as allowed by County Code. The D-Overlay allows for averaging of the lot sizes in order to meet minimum lot size requirements. The creation of seven lots from 36.8-acres would result in new lots with an average size of ~5.26-acres each. Actual parcel size would range from 2.25-acres to 13.56-acres. The proposed parcels would be accessed from State Hwy 197 (aka North Bank Road). The project is partially located within the 1% annual chance (i.e. 100-year) flood plain of the Smith River. While no development is proposed as part of this subdivision, eventual development of the subdivision would require onsite sewage disposal and onsite water systems.
