Plan Amendment Application No. A-11-014, Rezone Application No. R-11-020, and Conditional Use Permit Application No. C-11-180 were filed by Perry Novak, on behalf of Derrel's Mini Storage, Inc., and pertain to 3.57 acres of property located on the south side of East Nees Avenue between North Millbrook and North Cedar Avenues. Plan Amendment Application No. A-11-014 proposes to amend the 2025 Fresno General Plan and Woodward Park Community Plan from the medium density residential planned land use designation to commercial office land use designation. Rezone Application No. R-11-020 proposes to reclassify the property from R-1/UGM to S-L/UGM zone district. Conditional Use Permit No. C-11-180 proposes the construction of a satellite storage facility approximately 500 feet east of a larger Derrel's Mini Storage. The hours of operation and security systems of the satellite facility will be the same as the larger site, but this site will not have on-site housing.
