Document Description
Hearing on the request of David Swenk, agent for Bar Z Ranch, LLC, owner, to consider Case No. 10TPM-00000-0002/TPM 14, 7 [application field on March 5, 2010] for the approval of a Tentative Parcel Map in compliance with County Code Chapter 21 in A 100 zone district under the Land Use Development Code, to subdivide a parcel of approximately 305 acre gross/ 299.43 acres net (proposed Parcel 1) and 298.42 acres net (proposed Parcel 2). Proposed Parcel 2 would contain an existing, approximately 3,100 s.f. single family dwelling, 900 s.f. garage and 280 s.f. barn. No structures are located on proposed Parcel 1. Access to proposed Parcel 1 would continue to be provided via an existing private driveway accessed from Foxen Canyon Road. Access to proposed Parcel 1 will be provided by an existing access road, via an easement across proposed Parcel 2 in favor of proposed Parcel 1. Water services for proposed Parcel 2 would continue to be provided by the existing onsite private water well. Water for proposed Parcel 1 would be provided by the existing water well on proposed Parcel 2 via a multi-parcel water system and a 10-ft wide private easement across proposed Parcel 2 for the benefit of proposed Parcel 1. Sanitary services for proposed parcels contain applicant-proposed development exclusion areas consisting of the western portions of each lot. Both proposed parcels also contain an area along Foxen Canyon Road where non-agriculturally related development is prohibited. In addition, future development on both proposed parcels would be limited to areas of 20 percent or less slope. The proposed project does not include any grading or removal of trees or other vegetation.
