General Plan Amendment 08-005, Zone Amendment 08-019, and Tract Map 1989 (Miller)

The applicant requests to changed the mapped General Plan land use designation from natural Habitat to Rural Residential B and change the current Unclassified zone district to the Limited Residential combined with Building Site Minimum (R-L-BSM) zone district in order to facilitate a proposed land division that would create 41 residential parcels ranging from 5 acres to 8.44 acres in size with an average density of one dwelling per five acres. The project would involve the development of approximately 1.26 miles of road improvements, including two encroachments on Shingletown Ridge Road. A wildland fuel and vegetation management plan would be implemented to reduce wildland fire fuel loading at the site. The proposed parcels would utilize on-site septic systems and wells for sewage disposal and water.
