Document Description
The project proposes to amend the City of Eastvale General Plan Land Use Map to change the land use designation of the project site from Low Density Residential (LDR) to Medium Density Residential (MDR). The project also proposes to change the zoning designation of the project site from R-A-1 (Residential Agriculture) to R-1 (Single Family Residential) to accommodate residential development on the site at the density proposed. The project also proposes to subdivide the planned development area into 145 lots for single-family residential development with a minimum lot size of 7,200 s.f. In addition to the requested entitlements described above, the project will require approval of a Conditional Letter of Map Revision (CLOMR) from the Federal Emergency Management Agency (FEMA) and the City. A portion of the project site is located within a FEMA-designated 100-year flood zone. The proposed project includes extensive site grading utilizing soil from the borrow site to raise pads located within the flood zone to above base flood elevation. The project also proposes the construction of rip-rap or armored slope for flood protection along the southeasterly and southerly boundary of the planned development area.
