The site contains one residence with an individual septic system, one domestic deep rock water well and a pumphouse. Surrounding properties are used for grazing and contain scattered rural residences. The site is zoned R-O-44 (Single-Family Estate - 44,000 s.f. minimum), is outside any Urban Improvement Area or Urban Development Area and is subject to the Three Rivers Community Plan, which designates the site as Medium Density Residential (one family per acre). The proposal is consistent with the General Plan and with the County Zoning Ordinance.
Document Description
Division of 62 acres into three parcels plus a remainder (Parcel No. 1 - 12.40 acres, Parcel No. 2 - 7.96 acres, Parcel No. 3 - 3.48 acres and remainder - 36.14 acres). The two potential additional residences following the land division may impact large oak trees and nesting birds. A Botanical Survey was conducted and mitigation measures have been agreed to by the applicant.
