Vesting Tentative Tract Map No. 71587 and a Director's Determination to permit the construction of a 40-unit condominium project on a 17,924 net s.f. site in the [Q]R4-1VL Zone with 80 parking spaces. The maximum permitted density on this site is 30 units. Pursuant to the Los Angeles Municipal Code Section 12.22, the applicant is utilizing a 32.5% density bonus to provide 10 additional units, of which three dwelling units will be set aside for very low income households. The applicant is using two on-menu incentive: a maximum building height of 56 feet in lieu of the maximum 45-foot allowed, and a 32.5% Floor Area Ratio increase resulting in a maximum 53,945 s.f. The existing single-family dwelling will be demolished.
