The project involves the replacement of an existing commercial coach unit with a 2,400 s.f. shop/storage and 960 s.f. covered work area (total area = 3,360 s.f.) upon a 5,625 s.f. parcel. The parcel is accessed immediately from Elk Valley Road, southeast of Crescent City. The proposed project follows a similar development pattern within the project area with industrial and storage related uses dominating the Elk Valley corridor from Howland Hill Road to Hwy 101. The use of the structure as a commercial storage facility is subject to the County's Light Commercial Zoning Ordinance which species storage garages as principally permitted uses.
