EA 11-04 - Rezone (File # RZ 11-02). The proposed project consists of pre-annexation zoning for 232 acres and 279 parcels, to be rezoned from Sutter County zoning to R1/Single Family Residential. The project area is largely developed with existing low and medium density residential uses and includes the existing communities of Wildewood West, Margarita Estates, and the Country Village Mobile Park. In extension of the City's water system to existing groundwater users west of the current City limits. The proposed 16-inch water transmission main will begin at the end of the existing 16-inch main near the intersection of Ohleyer Road and Franklin Road. The alignment will run west for approximately 1.7 miles along Franklin Road to Township Road, where it will connect to Franklin ES. A 12-inch water line will also be constructed along George Washington Boulevard to loop the system. As a condition of water service and consistent with the Sutter County LAFCO, the City is requiring these areas to be annexed into the City.
