Document Description
A request for a CUP, Density Bonus Incentives, and Community Design Overlay approval to allow the construction, use, and maintenance of a four story, 54-foot building including 46-unit affordable housing development with 32 total parking spaces in the [Q]C2-1VL-CDO Zone. The applicant will provide 98 percent affordable units for Very Low Income households including the developmentally disabled, veterans, and senior citizens. The applicant is requesting the following entitlements: 1) a CUP to allow a density increase over the 35 percent allowed per LAMC thereby permitting 46 units in lieu of the 13 units allowed by the [Q]C2-1VL-CDO zone for a 353 percent increase; and, Pursuant to LAMC Affordable Housing Incentives: 2) 32 parking spaces (8 for the developmentally disabled, 9 for seniors, 12 for veterans, 2 for manager's unit and one for the existing commercial building) in accordance with Parking Option 2; 3) A 35 percent increase of allowable floor area ratio not to exceed 2.0:1 in lieu of 1.5:1 as required in the [Q]C2-AVL-CDO zone thereby allowing 39,440 s.f. of building floor area in lieu of 29,811 s.f. otherwise permitted in the C2-1VL Zone; 4) A height increase allowing 11 additional feet for a total height of 54 feet in lieu of the 45-foot height limit permitted in the 1VL Height District; and, 5) A 20 percent decrease in open space, permitting 4,240 s.f. in lieu of 4,625 s.f.; and, 6) A Director's Determination for compliance with the Cypress Park & Glassell Park Community Design Overlay (CDO).
