Document Description
The project is a Tentative Parcel Map to subdivide 9.3 acres into four residential lots and a remainder lot ranging from 1.0 to 4.8 gross acres in area. The project site is subject to the General Plan Regional Category Current Urban Development Area. The site currently contains a single-family home that will remain. The site will be accessed by a private road easement connecting directing to Pepper Drive. The project would be served by imported water from the Helix Water District and sewer from the Wintergardens Sanitation Maintenance District. The remainder parcel would continue to be served by an existing onsite waste water disposal system. An 800 foot extension of sewer utilities and a 30 ft. extension of water utilities will be required by the project. Proposed grading will consist of 6,600 cubic yards of cut and 6,600 cubic yards of fill.
