Document Description
Construction of a five-story plus mezzanine, maximum 56-foot in height (excluding rooftop structures), approximately 110,465 s.f., 125-unit multi-family mixed use apartment building with 7,900 s.f. of retail space at ground level over two levels of subterranean parking garage, and a total of 179 on-site parking spaces, on property totaling approximately 1.02 acres in area and located within the C2-1VL-O and [Q]P-1VL-O Zones. As proposed, all existing commercial structures within the project area would be demolished, and approximately 44,000 cubic yards of dirt would be exported from the site. In consideration of providing 11 affordable units for Very Low Income households, the applicant seeks the following Affordable Housing Incentives and Density Bonus Determinations: a maximum height of 56-feet in lieu of the 45-feet otherwise permitted and an approximate Floor Area Ratio of 2.99:1 in lieu of the 1.5:1 otherwise permitted. The project further requires a Site Plan Review for the development of 50 or more new dwelling units.
