Document Description
Construction of a new, 79-unit, five-story, 56-foot in height, approximately 85,725 s.f. affordable multi-family structure on approximately 31,050 s.f. of vacant land that spans over 5 parcels in the C2-1 and (T) (Q) R4-2 Zones. Eighty on-site parking spaces will be provided within one level of subterranean parking. At the ground floor, the project will provide a 1,500 s.f. community room and a 5,350 s.f. courtyard that includes a play structure and play area. The total amount of on-site grading will be 15,000 cubic yards of dirt of which 15,000 cubic yards will be exported. The requested entitlements are a Site Plan Review for a development project that results in 79 dwelling units and a Density Bonus Compliance Review using a 35% density increase and Parking Option 2 resulting in a parking ratio of one parking space per affordable unit. Three On-Menu Density Bonus incentives have been requested: 1) front yard reduction of 12 feet in lieu of the required 15 feet, 2) rear yard reduction of 13 feet 8 inches in lieu of the required 17 feet, 3) and averaging of floor area ratio, density, parking, open space and permitting vehicular access from a less restrictive zone to a more restrictive zone.
