Document Description
This is a request to establish an agricultural warehouse for the receiving, storing, packing, and shipping of sweet potatoes and watermelons on a 26.49+ acre site. The northern 13-acre site is shown as an alternate route for trucks to use to access the project site if the Washington Road entrance is deemed an issue. The project would include the construction of a 180,000 sf building to be used in conjunction with the applicant's farming operation which produces watermelons and sweet potatoes on property that is both leased and owned in Stanislaus and Merced counties. The proposed hours of operation of during the peak season, which runs from June - April, would be Sunday - Friday, 7:00 a.m. - 10:00 p.m., and would include a maximum of 60 and a minimum of 10 employees. The project estimates 80 seasonal truck deliveries per day. A traffic study for the project site is included with this referral.
