Document Description
The project is a three (3) lot minor residential subdivision of a 5.2 acre parcel. The project site is located on Proctor Valley Road in the Jamul/Dulzura Community Plan area, within the unincorporated San Diego County. The site is subject to the General plan Regional Category Semi-Rural Lands, Land Use Designation (SR1) Semi Rural Residential, requiring a gross minimum parcel size of one, two, or four acres depending on slope. Zoning for the site is RR, Rural Residential, requiring a net minimum parcel size of one (1) existing garage that is to be removed. Access would be provided by a private road connecting to proctor Valley Road. The project would be served by on-site septic systems and imported water from the Otay Water District. No extension of sewer or water utilities will be required by the project. Earthwork will consist of cut and fill of 800 cubic yards of material.
